Whitney Ranch sits in eastern Henderson near the Boulder Highway corridor, one of the area's more affordable neighborhoods and home to a working-class residential community that's been established since the 1990s. The homes are single-family, mostly three-bedroom builds on modest lots, built during a period when Henderson was expanding rapidly to accommodate families who wanted out of the central Las Vegas neighborhoods without the premium pricing of Green Valley or Seven Hills. Homes built in the 1990s in Whitney Ranch are carrying 25 to 35 years of wear in a hard-water desert climate.
