The Hills Village broke ground in 1990, and Summerlin North grew outward from there through a series of subsequent land releases — The Trails, The Pueblo, The Crossing, The Canyons, The Arbors — each one following when the previous village was substantially built out. The homes in Summerlin North have a classic suburban architecture that doesn't try to be flashy: good bones, established floor plans, mature landscaping by Las Vegas standards. There are tree-lined streets here that took 25 years to look that way, which is rare enough in the valley that it's genuinely notable. Many of the people who bought here in 1990 or 1995 are still the owners.
The repair picture in Summerlin North is shaped by age. Original kitchen cabinets from 1991 have worn hinges, warped doors from the dry desert climate, and drawer slides that have needed replacement more than once. Tile grout from that era is typically cracked, stained, and at the point where regrouting is a better investment than continued cleaning. Original fixtures — faucets, showerheads, toilet valves — have been running Las Vegas hard water for 30+ years, and the scale buildup inside supply lines and water heater tanks reflects it. A shower valve that's worked since 1993 will keep working until it doesn't, and when it goes, the parts are often difficult to source.
Stucco on homes from the early 1990s has had decades of heat cycling — Las Vegas summers above 110 degrees, winters that occasionally drop below freezing, and daily temperature swings of 35 to 40 degrees year-round. Hairline cracks are normal and expected. Stucco that's cracked along window frames or door casings and hasn't been properly sealed is a different situation, particularly with monsoon season bringing concentrated rainfall in short windows.
Summerlin North homeowners who've been in their homes since the beginning know the house well — and they also know when something needs a professional who understands what these older Summerlin builds are like.
