The Arbors is one of the founding Summerlin North villages, built in the mid-1990s as Summerlin was establishing its identity as the premier master-planned community in the Las Vegas Valley. The neighborhood has a well-settled feel — established landscaping, sidewalks that have been walked for 30 years, the kind of visual maturity that newer Las Vegas developments are still working toward. The Arbors Tennis and Play Park is a legitimate community asset, with five lighted outdoor tennis courts, a pro shop, a basketball court, and the unique Arborville custom tricycle track that parents in this neighborhood know by name. It's the kind of amenity that makes people stay once they've moved here.
Homes from the mid-1990s in The Arbors are now 25 to 30 years old, and that age shows in predictable ways. Original kitchen and bathroom tile is cracking at grout joints, particularly where slab movement has been a factor over the years. Cabinet hinges from 1995 are at the point where they've been tightened as many times as they'll hold and need replacement. Caulking around showers, tubs, and exterior window frames has dried and pulled away from surfaces — in a desert climate that sees daily temperature swings of 35+ degrees, caulk doesn't last as long as manufacturers suggest it should.
The water heaters in most Arbors homes from this era have already been replaced at least once, but the underlying hard water issue hasn't changed. Las Vegas water runs 16 to 18 grains per gallon of dissolved calcium and magnesium, and replacement heaters that weren't installed with proper sediment management in the supply line are already working against the same problem the original units had. Showerhead aerators clog annually. Supply line connections under sinks accumulate scale that eventually restricts flow.
