Sun City Summerlin was Del Webb's first age-restricted community in Las Vegas, construction running from 1989 to 1999, and it set the template for the active adult communities that followed across the valley. Three clubhouses, four pools including two indoors, golf, tennis, pickleball, and a social calendar most neighborhoods half its age can't match. Most of the homes are single-story — a deliberate design choice — built on slab foundations across the northwest Las Vegas hillside. The residents are predominantly retirees who came from the Midwest, California, and the Southwest, many of whom have been here since the homes were new and plan to stay.
Homes from 1989 to 1999 are carrying their age. Original builder-grade faucets and fixtures have been running Las Vegas hard water for 25 to 35 years — 16 to 18 grains per gallon of mineral content that has scaled up supply lines, clogged aerators, and deposited sediment in every water heater tank in the community. Most original tank water heaters were replaced years ago, but some have had replacement units added without addressing the underlying sediment problem in the supply system. Kitchen and bathroom cabinets from this era have worn hinges and drawer slides. Tile grout from 1990s construction has cracked and absorbed decades of cleaning products.
The accessibility piece matters specifically in this community. As residents age in place — and many do, specifically because the single-story design supports it — grab bars in showers and next to toilets, threshold modifications, and lever-handle hardware on doors become practical needs rather than future considerations. These aren't cosmetic updates; they're functional ones that affect daily safety.
Knowing the community's HOA standards and the scale of what residents typically need — from a single grab bar installation to a full bathroom refresh — is how a handyman earns repeat business in a neighborhood where word travels fast and recommendations matter.
