Seven Hills covers 1,300 acres in Henderson and contains more than 25 distinct neighborhoods — some of them standard suburban single-family, five of them guard-gated with security and custom luxury homes that make the rest of the community look modest by comparison. The original developer was a Japanese company, Cosmo World Corporation, and you can see that influence in some of the earlier architectural choices before American builders took over later sections. The community has been home to professional athletes and entertainers, though most of the residents are ordinary Henderson families who wanted a good school district and reasonable access to the freeway.
The older sections of Seven Hills from the early to mid-1990s are hitting the age where deferred maintenance becomes visible all at once. Original kitchen cabinets with worn hinges and drawer slides, tile grout that's cracked and stained, bathroom fixtures that have never been updated from the builder-grade originals. The hard water here has been working on these homes for over 30 years — 16 to 18 grains per gallon of dissolved calcium and magnesium that scale up the inside of pipes, coat heating elements in water heaters, and leave mineral deposits in every faucet aerator in the house.
The luxury sections of Seven Hills have a different problem set. Custom homes with non-standard finishes — imported tile, custom millwork, specialty exterior materials — need tradespeople who won't substitute a cheaper alternative when the exact material needs to be sourced. Repair work that doesn't match the original quality reads immediately on a home that was built at that level.
Seven Hills's multiple HOAs each have their own rules and architectural committees. What's approved in one neighborhood of the community might require a different submission in the guard-gated section a quarter-mile away. That's local knowledge you don't develop from a single job in the area.
