Spring Checklist (March – May)
Spring is the ideal time to assess any winter damage and prepare for the brutal summer ahead.
- HVAC inspection and filter replacement — Your AC will run almost non-stop from June through September. Have it serviced now, not when it breaks in July. Change filters monthly during heavy use.
- Check exterior caulking and weatherstripping — Las Vegas UV destroys caulk fast. Check around windows, doors, and where stucco meets trim. Re-caulk any cracked or missing areas before summer heat accelerates the damage.
- Inspect your roof — Look for cracked or missing shingles, deteriorated flashing, and any areas that might channel water during monsoon season. Monsoon storms in Las Vegas can be intense and short — a small gap becomes a big leak fast.
- Test smoke and CO detectors — Replace batteries, test function. Replace units older than 10 years.
- Check water heater anode rod — Las Vegas hard water destroys anode rods faster than anywhere. A plumber or handyman can check and replace — it extends water heater life significantly.
Summer Checklist (June – August)
Summer in Las Vegas is survival mode for your home. Focus on keeping cool and preparing for monsoons.
- Seal garage floor cracks — Concrete expands in extreme heat. New cracks appear every summer. Seal them before they spread.
- Check attic ventilation — An improperly ventilated attic in Las Vegas summer can reach 160°F+, cooking your insulation and driving AC bills up 20–30%. Make sure soffit and ridge vents are clear.
- Inspect window seals — UV exposure causes window seals to fail. Fogged double-pane windows mean failed seals — they're losing their insulating value and should be replaced.
- Flush outdoor hose bibs — Mineral buildup is severe here. Flush periodically and check for slow drips that indicate worn washers.
- Prepare for monsoon — Clear gutters, check downspout extensions point water away from foundation, and inspect your yard grading. Las Vegas soil doesn't absorb water fast — runoff pools quickly.

July and August bring intense afternoon thunderstorms to Las Vegas. We respond to more water intrusion and emergency repair calls during monsoon season than any other time. Prevention is much cheaper than repair — inspect your exterior before July.
Fall Checklist (September – November)
- HVAC filter replacement and heating system check — Flip from AC to heat mode. Test your furnace before you actually need it.
- Check window and door weatherstripping — Cold desert nights (Las Vegas winters get below freezing) mean drafts are real. Replace worn weatherstripping now.
- Water heater flush — Flush sediment that builds from hard water. In Las Vegas, this should be done annually at minimum.
- Exterior painting inspection — UV damage accumulates all year. Fall is the ideal time to touch up or repaint before winter. Paint adheres best between 50–85°F.
- Grout and caulk inspection — Check showers, tubs, and kitchen backsplashes. Small cracks allow moisture intrusion that grows into mold and structural damage over winter.
Winter Checklist (December – February)
Las Vegas winters are mild but not maintenance-free. Freezing nights happen, and homes need protection.
- Insulate exposed pipes — Pipes in uninsulated garage walls, attics, or exterior walls can freeze on nights below 28°F. Use foam pipe insulation — it's cheap insurance.
- Check for stucco cracks — Thermal expansion and contraction over summer opens new cracks in stucco. Patch them before winter rain gets in and causes damage.
- Test GFCI outlets — Bathrooms, kitchens, garages, and outdoor outlets should all have GFCI protection. Test the reset button monthly.
- Check under sinks — Hard water causes slow corrosion at supply line connections. A small drip left over winter becomes water damage. Check and replace supply lines older than 10 years.
Year-Round Las Vegas Maintenance
- Check water softener salt monthly — If you have a softener, keep salt levels up. A failed softener in Las Vegas means hard water deposits building up on every fixture.
- Clean dryer vent annually — Lint buildup in dryer vents is a fire hazard and reduces efficiency significantly.
- Run water in unused drains — P-traps dry out fast in desert heat. Run water in guest bathrooms and spare sinks monthly to keep drain traps full and odor-free.
- Test garage door safety features — Test the auto-reverse function monthly. Garage doors are the largest moving part in your home.
